This reason I ask, is in my state ( and I thought in all states)
flooding is not covered by your normal household insurance, you have to
buy separate insurance just to cover floods. So if you are 100 ft.
above sea level, you really should not be buying flood insurance.

I am just trying to help you understand your homeowners insurance. I am
sure many people have your misunderstanding about your homeowners
insurance. Flood Insurance covers damage caused by any kind of flood
damage, including hurricane surge. Since you are 100 ft. above sea
level, you have a very low risk of being hit by a storm surge. Hence,
you really should not be buying Flood Insurance. If you insurance
carrier is charging you for Flood Insurance, you are being ripped off.

So while you should be paying a premium to be living next to an open
area that does have a higher risk from strong winds, you should not be
paying a penny more because people are building in a flood plan.

In Florida your "windstorm insurance" costs more than your homeowners
with a 4-6% of the policy limit deductible. (100,000 policy has a
$4000-6000 deductible, per occurance) I think you can also get a 10%
deductible. Much like flood, homeowners does not cover wind so you
end up with 3 policies, all up in 4 figures. The major carriers won't
even write



within 10 miles of the water so you are not subsidizing me
at all. Even when the majors did write here, Florida was usually
writing from a separate company.
