As soon as the fun starts, I'll join in. When I was in junior high, I
remember chatting with the other fellows about "what kind of car would you
buy if you had a really big allowance?" I'm not in junior high anymore,
and I don't fantasize about slow-moving boats that must draw nearly 8' of
water.

I enjoy practical or informational boating discussions.

What you're doing, and I don't mean it as an insult, is playing
"Smithers." He has absolutely nothing meaningful to contribute to a
boating discussion, so he searches the internet for something - anything -
that is boating-related. Well, you're not a boating poseur, so why play
one?

Fourth, whatever was in vogue for stereo equipment today along with
flat screen LCD TVs for all the staterooms.

per year for the next 26 years, the house will be worth $4.8 million when I
retire. Assuming I never pay one penny towards principle, I'll still owe a
little over $900k on it...leaving me with nearly $4 million in equity at
retirement. I could sell it and use that $4 million in equity to move
elsewhere, downsize to a condo, or do a reverse mortgage on the place (most
likely scenario).

The boats, dental practice, cars, kid's school, etc. will already be paid
for. So really there's no downside.


In reality, though, waterfront property in Naples is likely to appreciate
more than 5% average per annum over the next 26 years, so the likely
scenario only gets rosier.

I understand. 8 years of college, medical equipment, office rent, staff
wages and liability insurance, besides your personal mortgage will do
that.

In the end, however, you may end up being the one laughing all the way
to the bank.


I plan to retire at age 60. If my house appreciates an average of just
5% per year for the next 26 years, the house will be worth $4.8 million
when I retire. Assuming I never pay one penny towards principle, I'll
still owe a little over $900k on it...leaving me with nearly $4 million
in equity at retirement. I could sell it and use that $4 million in
equity to move elsewhere, downsize to a condo, or do a reverse mortgage
on the place (most likely scenario).

The boats, dental practice, cars, kid's school, etc. will already be paid
for. So really there's no downside.


In reality, though, waterfront property in Naples is likely to appreciate
more than 5% average per annum over the next 26 years, so the likely
scenario only gets rosier.

Most of the waterfront property on Marthas Vineyard and Connecticut
was washed away in the hurricane of 1938. It doesn't seem to have had
any long term impact on property values however.
