I was actually surprised to not see Naples on the list. There are at least a dozen zip codes for the "Naples" mailing address. Was there a minimum population requirement used in the rankings? If you could look up the "34102" zip code only, the median home price would be higher than the Atherton, CA median home price. You've listed 'average' cost, the list was 'median' There is a big difference. Also, I would hazard a guess that in many of those zip code few houses change hands and or hvae low denisty of housing. If you only had 5 houses sell, at 2.1mil, 2.1 mil, 2.0 mil and 100k and 100k, the median would be not reflect the true nature of the market . Waterfront property does that. YOu can have a house selling for $300k...and the exact same one right across the street, but on direct-Gulf access could sell for $1.3 million. |

Same around here.......a 1200 s.f. ranch on a canal will run 350-400k, and half that or less without . |
