Sounds useable to me.

Just remember that the entire vessel above the waterline will present a
LARGE sail area to winds and consequently in a decent breeze keeping a
course may be very difficult.

I would certainly want to see how the boat handles on a windy day before
buying. Propping for maximum thrust vs speed may be beneficial in this
application.

Considering a Myacht 43 foot houseboat. It is a pontoon based houseboat.

Would be based on Lake Marion in SC. Lake Marion is a very large lake

Looking for comments on using this boat on the Inter-coastal along the
Carolina and Georgia coast line. This would be a far north as North
Carolina and maybe down into Northern Florida.

That is true, and docking in a cross wind is also a major issue. My
other concern would be freeboard, especially forward at the bow. I
have seen pontoon houseboats ship water over the bow into the cabin
space with very low wave heights.
