Same way a landlord pretty much insures his renters can make the payments. First and last months rent and a security deposit. If the renter can come up with that much money, he can normally be able to pay his rent. Horse****. Then why else would a landlord require that? They are vetting the renter and gathering a bit of insurance. Ugh, in the middle of evicting yet another "family" that thinks it's ok to stop paying rent on Oct 31, if you are planning on leaving anyway next summer.... Idiot sent me a text clearly stating "I will be giving you no more rent money"... I saved the text, he's screwed... Maybe he wants running water or mold abatement? How long does it take to evict now-a-days? Last I knew it was about 6 months. Sounds like the renter's timetable is just about right. It depends on what state. And you are right, they can live free for about 6 months. That makes the argument from others that 1st, last, security deposit guarantees they'll pay rent absurd. I know this for a fact. There are people out there who are professionals at squatting, and know the laws and how to work them to their advantage. |
