Hi all.

I keep my boat in Florida but live the rest of the year elsewhere. I am
considering a move. I have expeience building homes and was thinking of
buiding one in Florida. What I need is a lot where I can build a dock...to
tie my boat to.

Any ideas of where to look in Florida for an affordable lot on the
water/canal?

Hmmmm..... Possibly Some lake between Jacksonville and Talla on the GA
border.

Assuming you mean sal****er, no fixed bridges with access to the ocean?

SOUTH EAST COAST
Anything on the east coast Vero to Key West will be 7 figures and that
will include a bulldozeable house. There are virtually no lots left.
SOUTHWEST COAST
Marco and points north have some lots but they are about the same price.
Fort Meyers will be the most afforable but a longer way to open
Gulf. Check out the canals off of the river that connects to the
Okeechobee waterway.
CENTRAL TO N EAST
Melbourne to Jax has jumped but not as much as the Southeast. OR,
if you are mainly a cruiser and don't care about a simple day trip to
the ocean, you can still get lots off of the canal that goes from Lake
Okeechobee to Stuart. Your ride will be over an hour to open water but
for long cruises this is not a big thing. Fresh water available after
the first Lock.

NORTHWEST Much cheaper but nowhere to cruise to.

Panhandle...Deals to be found due to a glut in building and several
hurricanes but is that really the florida you want your boat in? (It
may be but it is a long way away from the prime cruising grounds)


BTW... Building in Florida is not the same as up north... (I have done
both). Good Labor here is hard to find and very expensive, materials
costs have gone way up since the hurricane. Permits vary county to
county with the larger counties taking months to approve anything. We
also use very little wood (None on the first floor typically) so block
and concrete skills are a must.

Lots with "Direct Gulf Access" (no bridge height restrictions) are
getting pricey but are still a bargain compared to many places. If
you can live with a 9 ft height restriction there are still many
excellent values available.

Thanks Ed. I am a cruiser so a day trip to open ocean is no big deal for
me. I did some thinking while making my way from Ft Myers to the Glades
storage yard at Moorehaven. Thanks for the heads up re the river by Stuart.
