combined 7600 sq ft......



The trend in new construction in our area for the past few years has been
large, oversized houses of 5K to over 10k square feet. Until recently, they
sold as fast as they were built. Great for young families raising a bunch
of kids, but it doesn't make sense to me when they are all off on their own
and it's just me and Mrs.E.

Of course, she replaced the three kids with three dogs and three horses in
addition to the 5 grandkids. (had to stop and count them .... don't ask me
to name them)

How many furnaces and AC units does that monster house have?


Just one furnace with 12 zones. Three large A/C units plus a smaller, ton
and a half unit for the barn garage. I put that in to control humidity
more than to cool it.

Surprisingly, it's really not bad expense-wise to heat or cool considering
the square footage unless you have an unusually cold or hot month. The
house is very well insulated.

The meter starts to spin when we start using the pool heater though. It's
also electric and is rated at something like 140,000 BTU/hr. We'll back
it off a bit this year, I think.

My pool heater was gas, and when you ran that sucker, the 2cubic ft. needle
on the meter looked like the front of a Cessna. I use Solar, and works well
for the pool.

Lots of 10,000 ft houses going up in my area. Talking to a buddy on the
weekend, and a friend of his is a tax appraiser for the county of Sonoma.
Just appraised a 27,000 sq ft house. $113,000,000 for tax purposes. The
founder of people soft has cut down on his plans for his new house after the
neighbors complained. Went from 56,000 ft to 27,000'. On 22 acres.

May be worth that to someone. My daughter is an interior designer for model
homes. She just did one in Newport area of Calif. They are building 30
homes in the development and at 7000' they start at $7.000,000. There may
be a lot of land with a 27,000' home.
