It's not too late - I mean real estate agents to it all the time.

Which kind of makes me wonder - does that happen in the boat broker
world?

It shouldn't if the broker is honest. Once a purchase and sales agreement
is signed, it's a binding contract.

There was a story posted here a while back about a guy who bought a boat
from a broker, signed the P&S, then the broker sold it to a higher offeree.
Don't know what the outcome was.
