Now, over 4 years, property values have increased about 309%...... Our generation's parents and grand-parents came to this (then affordable) coastal region because they could escape the horrors of WWII and begin to build (Ozzie and Harriet like) families from the ruins of previous lives. They escaped the bullets, egregious living conditions, and loneliness of coral atolls for the promise of sun, sand, surf, suds, and sex. They created dances: the shag, enjoyed music: beach music, and carved out a society that was safe and nurturing for us kids..... The fishing fleet has died, the nouveau riche has razed the piers and night spots for condos, and the beach music is being replaced by rap... the death of the greatest generation and the loss of any trace that explains their travails..... I feel a *deep* sense of loss..... |

That's if you can get one. At Kingman Yacht Center where we have the boats, the slip fee (last year) was $179.00 per foot plus either a $450 (30 amps) or $550 (50 amps) seasonal fee for electricity. There is also a $150 town permit fee. The marina is full every year with a waiting list for slips. One of the best investments we made was to "buy" the slips rather than rent them every year. We still pay a small marina maintenance fee, but the market value of the slips has doubled in 5 years. If and when we sell the Navigator (big "if" again) and "if" we decided to sell the slip (instead of holding it as an investment and leasing it out), the difference in what the slip would sell for today versus what we purchased it for 5 years ago will more than cover all the maintenance fees, electricity, plus the winter storage fees, and yearly boat maintenance costs (hauling, powerwashing, etc.) and taxes that we have paid since owning the boat and still yield a return on our initial investment. We really lucked out when the slips became available, particularly the Navigator's slip. It will accommodate a boat up to 55' LOA and is situated in a prime location at the marina. Every year we have been approached by several people who have offered to immediately buy it should we decide to sell it. I think this is a unique situation in this part of the country due to the scarcity of marinas and available slips. Eisboch |

One of the best investments we made was to "buy" the slips rather than rent them every year. We still pay a small marina maintenance fee, but the market value of the slips has doubled in 5 years. An asset doubling in value in five years represents a 14.87% annualized internal rate of return over the holding period. Not bad, but I'd venture a guess that it's probably not one of the best investments you've made. |

That's if you can get one. Closest is about 15 miles for San francisco Bay. The Pacific Ocean ramp is about 45 miles, and the Sac Delta ramps are about 40 miles. Favorite lake is about 135 miles. |
