My chart shows that as a mangrove marsh with 3 1/2 feet of water in
the exit canal to Alligator Bay. What size sailboat were you
contemplating, and do you have any mosquito netting available?


It's really not too bad. Mosquitos are worse where mangroves form tidal
pools and the water is less brackish. As you can see, Charlotte harbor is
just 300 feet to the south through the mangroves. There were several
fishermen who forced their way through the mangroves and created shallow
draft channels into the harbor rather than go through the EPA required lock
that's gone now. When the lock was there, the EPA enforced and closed
(filled in) those shallow man made channels.

In all it's a better location for a large boat as the Manchester water way
at the point I have my lot is almost 90 feet wide. The lot faces the
mangroves and NO building/improvement can ever be done on the mangroves.

Also, Charlotte harbor is one of the best fishing locations in Florida as
well as having some of the best small saiboat (under 4 foot draft) water.
