Lots of charm and history, great food, lots of boating opportunities. Cost of living is not cheap in the city, but there are plenty of outlying areas that are nice and close enough to take advantage of the city easily. It's on the coast (of course), so the heat and humidity are a factor, but it's not that bad except for part of July and August. In return you're blessed with some really nice weather the rest of the time and *very* mild winters. As Luddite said, you'll find the people are really nice and friendly. And, we have a female Governor of East Indian decent that has her head screwed on straight. :) |

I've heard of similar tax issues in Florida. Something about staying in Florida waters or marinas for more than a certain time period. I think (but am not sure) that it may have been 60 or 90 days. I recall reading that taking a trip to another state to fuel up and keep the receipt as proof that you were not continuously in Florida for the given time period was one way of avoiding the tax. That all said, when I took the Navigator to Florida it was there for over 2 years. It was USCG documented but I think I was still supposed to register or report it as being berthed in Florida. I didn't (because I didn't know at the time) and I never heard any complaints. |

It actually went down a little two years ago because I discovered an error in the town's tax assessment. They were charging us the full tax rate on all of the land but about 2 acres are wetlands as delineated by the town conservation committee. The savings was brief however. Went back up again last year because the town approved, built and opened a new high school the likes of which every college in the country would die for as their campus. http://www.duxbury.k12.ma.us/Domain/8 |

We don't need this size house any longer and the rest of the family that kept Mrs.E. here are slowly diminishing in numbers or moving somewhere else. We took the house off the market for the heavy winter months but will put it back on in late April or early May. Way too many tourists, and there are better beaches in SC to visit. We just don't advertise them. :) Speaking of SC, I just did a quickie calculation of what my state income tax would be down there. It's right at $3000 more than I pay here! I'll have to look at property taxes. My wife thinks Charleston might be nice. What do you think? Is the humidity atrocious? If you went to Florida there would be no income tax at all and I am not sure how property taxes compare. On a $200k (appraised value) home, the tax is $1687 with the homestead adjustment.. These appraisals are intentionally low so they do not have to adjust therm when we have a housing slump like they did a few years ago. Here, on a $615K (appraised value) home, the taxes are $7285. Ouch. ~500K, $2200 here. And that's SC, right? So, I'd lose some in income tax, but could make it up in property tax. That's not so bad. NC is still about $7500 better, depending on property tax. And I've heard the property tax is pretty small there. === Some, perhaps all, counties in SC have a personal property tax on things like boats and cars. We got into a monumental legal hassel one year when Charleston County thought we owed property tax on our boat. They were threatening to have USCG seize the boat and auction it off until I got my son the lawyer involved. The whole claim was bogus of course and was apparently triggered by a two day stay at the Charleston City Marina. We like Charleston but I will never again take the boat into a marina there. I traded in the Proline in Essex County at a Key West dealer. Almost a year later, I tried to get tags for my truck. The computer wouldn't let me. I called the DMV folks who told me that Essex County had put a stop on DMV transactions because I hadn't paid the property tax on my boat. It took several phone calls and letters to get my name disassociated from that damn boat. I know what you mean. -- Guns don't cause problems. Gun owner *behavior* causes problems. |

California actually is decent on property taxes. But that is because we passed the famous Prop. 13 about 1978. The taxes were based on the price you paid for the house and could go up 2% a year. Taxes are 1% of the present prop. 13 value plus any local tax overrides. Voted by the taxpayers. Comes out to about 1.2%. Of course in my area, I do not think there are any houses that sell for as little as $600k. My taxes are about $2200 a year. As I bought my home in 1979 for $138.5k. But there are a lot of people in my area that are paying $20k a year in taxes or more. $22.6K for property taxes for us in MA. It actually went down a little two years ago because I discovered an error in the town's tax assessment. They were charging us the full tax rate on all of the land but about 2 acres are wetlands as delineated by the town conservation committee. The savings was brief however. Went back up again last year because the town approved, built and opened a new high school the likes of which every college in the country would die for as their campus. http://www.duxbury.k12.ma.us/Domain/8 Well, you've probably got three times the number of rooms we've got and a hell of a lot bigger chunk of land. -- Guns don't cause problems.
