They are vetting the renter and gathering a bit of insurance.

Ugh, in the middle of evicting yet another "family" that thinks it's ok
to stop paying rent on Oct 31, if you are planning on leaving anyway
next summer.... Idiot sent me a text clearly stating "I will be giving
you no more rent money"... I saved the text, he's screwed...

No he's not. I know from experience that the laws coddle the renter, and
the owner is usually screwed.
