I agree with you, it seems curious.

If it's being sold by a broker then I have to figure something is wrong with
it but just ask the broker straight out. Tell him/her that you're going to
have the full survey/mechanical done anyway so if there's anything to know
then it would be best to know now. If the broker has other boats (which they
do since they're a broker) then it will be in their best interest to come
clean, maybe steer you into something else.

If it's being sold privately then I suppose it could be the real deal, maybe
it's a divorce sale or an estate thing.

Have a close look yourself first, if all seems in order then go ahead with
the survey and keep your fingers crossed, maybe you've found the elusive
"wicked deal" we all hope for.
