Is this info look correct to you for Seattle? I would have expect
substantially more construction and substantially higher costs.

b.. 1997: 469 buildings, average cost: $146,300
c.. 1998: 530 buildings, average cost: $135,200
d.. 1999: 480 buildings, average cost: $136,900
e.. 2000: 449 buildings, average cost: $143,800
f.. 2001: 484 buildings, average cost: $152,800
g.. 2002: 886 buildings, average cost: $159,100
h.. 2003: 914 buildings, average cost: $173,100

This was for *all* zip codes in Naples.

I was actually surprised to not see Naples on the list. There are
at least a dozen zip codes for the "Naples" mailing address. Was
there a minimum population requirement used in the rankings? If you
could look up the "34102" zip code only, the median home price would
be higher than the Atherton, CA median home price.

I doubt that very much! That is the median price of one the most
expensive neighborhoods in a land of very high priced neighborhoods.

Zip code 34102 is the Port Royal and Aqualane Shores area of Naples.
There are currently 32 homes for sale in Port Royal according to MLS.
They range in price from $2,995,00 to $24,900,000. Ten of them are
over $10 million.

In Aqualane, there are 14 homes currently for sale. They range from
$2.2 million to $6.69 million.

Those statistics put the median quite a bit higher than the #1 on
Forbe's list.

You do not get that many homes changing hands in Atherton. Is a stable
community and the kids take over the house. And in your naples zip
code, how many sell for the asking price, and how many outside the
local neighborhood you quote and in the zip code selling and what
price. I am in Pleasanton Calif and our zip code has a price range of
about 400k on the lower end for a condo to 15-20 million in Ruby Hills
gated community and 3-10 million in the Castlewood golf course area.
Sunol is the next town south.

The 34102 area code doesn't have a home under $2 million. It has dozens
over $10 million. I'd venture to guess that the median is somewhere
close to $4-5million.

Atherton does not have a bare lot under 2 million. Wifes cousin died.
Her little 2 bedroom house on a lot in Los Altos, next to Atherton sold
for 1.1 million. The house is a tear down.

Here are some more listings in the Port Royal section of Naples, Bill:

When you visit that the aforementioned site, Bill, pay close attention to
the fact that the first two listings ($32.9 million each) are just for the
*lots*.
