Why would you move to a place that is 5 miles from where you live?

Move 2000 miles south to the warm weather.

You have the right idea. Get something more modern in Florida on Lake
Okeechobee Florida for $80K. And go fishing on New Years Day. Low
sales and utility taxes too.

The leads talk about a tremendous 'investment' however, that is only
in the mind (and wallet) of the future buyers. I can see where the
original asking of $180,000 cn. was steep, but I'm really not sure if
$139,000 cn isn't steep as well for a small dwelling on 3/4 acreage.
Besides being out on an island. However.... that wouldn't be for
me to decide.
