It would depend on the lifestyle. North is warmer -good for beaches,
wine growing while south is great for wintersports. Sailing is best in
Auckland.

Can we hone down the requirements?

Can do that. Do you want to invest in land here -in some places prices
are going up 25% per year! I know of a nice hill top plot with a water
view and marina in walking distance for $600,000 or so. Add $250+ for
the house to be built.

Yep,
To start water views, not ocean only but variety, islands etc.
Access to surf beaches and a decent marina or mooring.
Could be waterfront, close to water or elevated land with views.

I'd thought around Auckland.

It's the view of the Gulf islands and Auckland from Gulf harbour. It is
expensive. If you went further Nth it would get cheaper. Shall we take
this off list?

course it's much cheaper than the Auckland region. Sailing is much more

In all seriousness, I'm thinking of getting out of this ratrace and
moving to NZ on a semi permanent basis in another few years.
Watching the property price movement over there, It'll be better to
secure now rather than later.

I'll be over there in 6 weeks or so to have a real good look around,
got a mate who lives in Auckland so when he gets back from EU, he's
going to show me around there.

I know the Sth Isl well but the weather is just that bit more
undesirable.
